Notes:
- Monthly Residential Sales DECREASED from 258 sales in March 2007 to 215 sales in March 2008; 180 of the units sold, in March 2008, were single family homes (the other 35 units sold were condominiums, town homes and attached single family units). This represents a 43 unit, or 16.67%, DECREASE in Monthly Residential Sales compared to March 2007.
- This represents a 78 unit, or 36.28%, INCREASE from February 2008.
- The Average Days on Market INCREASED from 99 in March 2007 to 139 in March 2008.
- This represents a 40 day INCREASE from March 2007 and a 7 day DECREASE from February 2008.
- The Total Inventory (number of available homes) has INCREASED from 5,762 in March 2007 to 6,037 in March 2008. Assuming no additional homes come on the market and we continue our current rate of sales, it will take 28.08 months to liquidate our local inventory. Respectively, each homeowner would have a 3.56% chance of selling their home in any given month.
